According to real estate information network Domain, the financial price-comparison site Finder.com.au recently made a survey among Australian people: while choosing residential areas what are the major factors you consider about?

The results showed that half of the more than 1,000 respondents cited housing costs as their top consideration. They then looked at factors such as how quiet the neighborhood was, crime rates, whether there was a supermarket, workplace or train station.


Australia is currently the third most unaffordable country for housing in the OECD, with a price-to-income ratio only lower than that of New Zealand and Canada.


With the exception of Tasmania having the cheapest housing prices, buyers in other parts of Australia consider housing cost as the first consideration when choosing a residential area. A survey on the commuting modes of Australians found that more than two-thirds of Australians drive to and from work, resulting in frequent traffic jams in cities during rush hour. If housing and working place is not far from the railway station, the time consuming by train is likely to be shorter than driving to work.


The choice of which district to live in is often the result of various factors weighing each other. From an investment perspective, the ideal property would be better to attract self-living buyers since the buyers can sell the house at a good price, achieving optimal capital growth if they want to sell the house in the future.

In general, the following criteria can be used to consider the selectivity of cost-effective housing types:

*near the CBD or regional center of five capital cities 

*close to living facilities (shopping centers, schools, restaurants, coffee shops, parks, entertainment, etc.)

*near the transportation (the train, bus or ferry)

*scarcity ( famous designers, famous developers)

*a landscape (waterscape, city landscape, park, etc.)

*high quality (attract high-end buyers and tenants in the future)

*have characteristics and value-added power (large infrastructure construction, large-scale governmental       and private enterprises investment)

*currently being undervalued but have greater appreciation potential
