Purchase process

If you have the target land and house, you will need to pay $1000 and fill in the Purchase  letter of intent to hold the house and land you prefer. After the developer receives the fund and the letter of intent, they will prepare the purchase contract. When your official solicitor and you check the contract, you could sign on the contract and your solicitor would take this contract to have the signature of the developer. You need to pay for the rest down-payment within 7 to 14 days after the contract has been signed by both sides. The down- payment is for the land price, 10% for local residents and 20% for overseas buyers. Some lands of the real estate are registered, while others are not. In general, registered lands will be settled within 21 to 30 days after the contract date, while the other lands will be settled within around 14 days after the lands are registered and you receive the notification.  Then the construction process will be prepared. Land remaining sum will be fully paid  when  the land is settled, and the construction begins after settlement. There are five steps in the process of housing construction, buyers must pay a certain percentage of the remaining purchase price in each step to go on constructing.  Detailed steps and the percentage of the price need to refer to your purchase contract. If you have a loan, the bank and you will pay the money in accordance with the loan proportion for land remaining funds and housing funds.

The developer owns private construction team, the construction period for one-floor house is 4 to 6 months and the period for the two-level house is 8 to 10 months. There is no property management fee, while the council rates, water and rubbish disposal fees during the construction will be paid by yourself and the fees are about $2500 to $3000 after the date of land settlement.
